In agreement with the above post. I think West Birmingham, and those neighborhoods you noted, will present solid price/rent ratios as long as you do you're homework and know the street/neighborhood you're buying in.

Hey @Lisa Session - welcome to BP, this is a great introductory post!

I am an OOS investor that's been active in Birmingham for the past two years and have found the market (agents, investors included) to be excellent with a real entrepreneurial spirit.

I am always looking to expand my network in the area, we should connect sometime - would love to hear more about your plans

@William Winslett

I have a buy-and-hold SFR in Pleasant Grove. It's a nice neighborhood with a good Price/Rent ratio

@Cliff C.

I own two buy-and-holds in Birmingham, however, not in East Lake. In general, East Lake spans a large area and the South East Lake neighborhood comes the most highly recommended. That being said, the neighborhood and Birmingham is very street-by-street market so it requires due diligence and a good team. Let me know if you have any questions!

@Rob Barry

Hey Rob - good to see a fellow Northern Jersey member here. I grew up in Bergen County myself, but currently reside in Brooklyn.

Though I can't speak much on investing in Northern NJ/NYC metro because I never really considered it, there are the obvious advantages and comfort levels associated with investing in-state as i'm sure you're familiar with. I do, however, own a 2 SFR buy-and-hold rental portfolio in Birmingham with plans to continue investing down there. Regarding your ranges and #'s - yeah I would say those are generally plausible, but Birmingham is a street-by-street market with large variances even within the same neighborhood. Take a look at this forum post, which notes neighborhoods by grade, median price, etc.:

If you have any questions, i'd be happy to chat with you and bounce ideas off each other

@Eric Chase

As the above posts have shown, the three markets you're interested in have their distinguishing factors but all have proven to be productive SFR buy-and-hold rental markets... with the correct local team in place. I ended up investing in Birmingham and own 2 SFRs, but i'd say my decision was largely based on my comfort level when trying to build a local network. Sounds as though with proper homework, and assuming you have the correct amount of capital to play with, all three choices can produce.

Feel free to reach out if you have any questions about Birmingham, i'd be happy to connect you with some of the folks that i've used as boots on the ground

@David C.

Welcome to the BP community! I've been active as a buy-and-hold investor in Birmingham for an year now, and will echo @Rob Drum's sentiment that Birmingham is an excellent investment market. Sounds as though you already have prior experience in different areas of real estate, very interested to hear how you will channel your knowledge base from those areas into investing.

Feel free to PM me if you'd like to chat about Birmingham!

@Richard V. @Joe Facenda

Hey I own 2 buy-and-holds in Birmingham, both of them sourced thru @Rob Drum. He's very active on BP and is an investor himself. If further down the road you're in need of a PM, i'd recommend @Mark Byers. Also very active on this community and provides excellent PM services.
