I agree with Leo - talking to real people helps. Unfortunately I have invested a lot into some of the guru programs. That was my introduction but the best has come from talking with locals that are successful.

I seem to always be looking for that perfect lender (haven't found a good local private lender YET).
Be VERY cautious about the fraudsters out there in the lending universe! Do your due diligence. If it's too good to be true, it probably isn't true.

I'm a little late to the party - but if anyone has similar interests...I'm in!
*experienced in estimating repairs/costs
*can do quite a bit of cosmetic work myself

*have a multitude of marketing platforms
