Listing agent I have dealt with from GH had an autoreply email (same said for voicemail) - he would return calls between certain hours (I think it was twice a day). He was pretty prompt about returning calls. Several times I responded to the auto generated email and he would personally write back.

Could you get a power of attorney and just name yourself as the "also insured". Plus have the mailing address changed to where you (the investor) receive mail?

Josh - I am sort of in the same boat, what I have done is attend some local REI groups and join local REI internet boards (here, facebook, linked in, etc.). Having access to certain things on the MLS is something that a lot of investors look for, so I've offered to send expired listings, foreclosures, short sales, owner financed lists in whatever zip code or area that the investor is farming or marketing. I've had some of the wholesale investors that do mail outs to expired listings, give me back leads of non-motivated sellers, but they are still wanting to sell at retail (so I may get the new or re-listing). Being newer at both ends (realtor and investor), I'm not expecting things to happen an light-speed for me, so I don't expect much in return - as long as I'm not getting swamped. What I hope happens is that building relationship with investors will lead to eventually getting their listings (whether they are flipping or leasing).

As an agent you have a LOT of "rules" to adhere to as well. Not that you can or should disregard ethics as a wholesaler.
Plus the exam is hard :)

Not intending on hijacking the thread but I'm all ears for learning this method!
Lady that lives next to one of my rent houses wants out. I've read a book on sub2's/lease options and think this is a route I'd like to go with pursuing this property. She (seller) knows the risks: deed goes to me, mortgage stays in her name. If for some unforeseen reason I don't make the payments - it's on her. She is okay with this, even telling me how bad her credit is now days anyway (need to assure there are no other liens on the property that could blow up on me).
What contract(s), addendums, etc would I use? (in TX by the way).
