I'm way down on the south side of the Houston area - but I do know the Woodlands area (in general) is a very nice/pricey place. Don't know much about the market in Spring.

J Day - I have been to several of the Lifestyles workshops and a couple of the Newbie meetings. Not a member of either but I think the Newbie Club is just a free get together they have once a week to serve as a mixer for networking.
I'm interested in the process you used to gain 9 properties. Such as how long from one to the other and what means of acquisition(s). Thanks

I have a few rental properties and am a student of REI - a friend of mine is a business owner and asked about starting an LLC to partner up with me. I was just curious of the process and like you said, what will each of us have to contribute?
Definitely some stuff to think about here well in advance of doing it!

Wish I had found this thread a few weeks ago!
After getting that bad gut feeling on a few lenders and never proceeding with them, I ended up with what I thought was a legitimate lender....boy was I wrong!
I'm hoping to get my EM back - that was my biggest out of pocket, I don't expect to see the "engagement fee" (though he said he will send it - I'm sure it will get lost in the mail). But there is pretty much no way to get my appraisal and survey money back.
If the stars line up, I may still be able to acquire the property - but after the 3 ring circus this lender caused, I'm sure the seller/agents are all going to avoid me like the plague.
(I was actually at closing waiting for the wire to show up, which it was supposedly wired the day before. Lender had all wiring docs/info weeks in advance).

Howdy everyone! Think I've been signed up on this site for a month or so, but just now learning to navigate it.
My name is Buck Tadlock - from Pearland TX. Currently I have 2 rentals and looking to expand aggressively. My fun is in rehabbing properties - so far I've only held as rentals but would like to be able to acquire some properties that would make good flips as well.
I have a background in construction and my brother is a general contractor - so I get some pretty good deals on vendors and materials (most of his vendors do work for high end home builders as well).
For the last 10 years, I've also had my TX RE sales license but have not done too many deals utilizing it. I'm looking to get more aggressive on that angle as well.
My goal is that by the time my oldest son graduates high school (he's a sophmore this year) - I will have enough passive income to make this a full time career.
I would like to network with wholesalers, bird-dogs and other agents in the area.
I'm not a member but I've attended several of the Houston area REI club meetings/mixers.
I'm very open to any and all advice and/or educational opportunities to move me along.

If you have 4 or less mortgages you can get a refinance of up to 75% so if you can find a property where a HML will lend you the money and 70% will cover purchase, rehab, closing cost/insurance and loan fee's then you can do zero down. Looking for explanation on how to go about forming a partnership (LLC) to advance investing to another level. I seem to be stuck spinning my wheels and need a push.
