Funny thing... when the original appraisal was done for the rehab loan, I mentioned to the appraiser that I wanted to add the washer/dryer connections but that I hadn't gotten and solid bids from contractors for

the work so I wasn't sure if I would do

it or not. That being said, the upgrade wasn't included in the ARV appraisal, ugh! At any rate I new that it shouldn't be too difficult to do...had extra closets that backed up to the bathtubs and could run dryer vents between floor joists. Found a reasonable plumber and Lowes made me sweet deal on the whirlpool stackables, so we got'r done!

I was looking to add value as well as longer term residents, I mean who

likes lugging baskets of laundry in pouring rain or during a blizzard, lol!

Thanks Nigel! I'm definitely bitten by the bug, lol! I'm 53 and work a full time job in addition to real estate investing and would love to retire sooner rather than later! That being said...my W2 job and fico score helped me secure this deal, so kinda scary to think of leaving it behind, lol!

The bank did consider it a commercial loan and that is what we have.

20 yearAM, 10 year fixed term @ 4.25%.

Thanks for the nice words!

Being from a construction background I knew the place had strong bones and lots of unrealized potential! The location was also a huge factor...if this property would have been in an urban setting it may not have been as appealing.

Being that this was my first venture into the multifamily world I started reading posts on BP, listening to podcasts like Jake and Gino and Michael Blank and Grant Cardone. Used all the investment calculators I could find, lol! I put a lot of faith in my management company as far as what they felt the market rents would be and their ability to fill the units with qualified residents.
