Thanks Karen! I hadn't thought about a civil engineer! The property is part zoned residential and part commercial.

Hello fellow Floridian and thanks for the questions!

This is a smallish town (pop 10k) but it is home too many large employers as well as Googles second largest data center in the world! Student housing isn't much of a need but affordable housing, as is the case with much of the country, is. I would want to build some affordable housing for first time buyers and retirees....possibly a zero lot line, exterior maintenance provided HOA community.

Wow that's a lot of information! Thanks so much for taking the time! This is a small town (10k pop) and the have city municipal utilities that provide the electricity, gas, water, sewer, so I should be able to go straight to someone in that department for the utility questions. I do have maps from them that show all the water/sewer/gas/electric, lines that surround the property. The city of course has a road department, building code zoning department that should be able to clear up a bunch of those questions. Would it be a good idea to reach out to some of the area home builders that have experience navigating this?

I'm wanting to develop approximately 30 acres of residential zoned land I own in Oklahoma. In the center of this acreage is a 20 unit apartment complex, that I own as well. I've got my own visions of what I'd like to build and I'm trying to reach out to area realtors to get feedback. I've never done more than rentals, rehabs and flips, never broke ground on anything like this! Before I invest too much time and money in this venture myself, I know i'm going to need a partner/s. How should I handle that? Go to builders, ask realtors? Thoughts?

I'm not exactly in your shoes as I live in South Florida and our real estate market here is good, but not nearly as heated as yours! I spent the last year and a half, probably 3 trips a month, traveling to Oklahoma to manage the rehab of a 20 unit property there! It was a labor of love though and I guess now that it's kinda over (never truly over), i'm having withdrawals, lol. Don't be afraid to look away from home, there are deals everywhere...except maybe In your own neighborhood?

Very very very, good advice!

My latest real estate endeavor was personal to me in that, the apartments were built by my father in law. He was a doctor/real estate investor/developer back in the 60's and 70's. He was diagnosed with lupus in the prime of his medical career and began investing in real estate as a way to provide for his family if he was unable to practice medicine anymore. His real estate investments did in fact take care of his wife and children for many years after his passing. Now today his daughter and I own one of the last of his real estate projects. He had even bigger plans that weren't fulfilled and I'd love to carry on his legacy, for my own family. As you said, you're building a business for yourself, not someone else.

In my 20's I went to real estate school and became a licensed agent...I did this during evenings after my welding job! Once I had that license in hand I gave my 2 weeks notice and left a relatively good paying job for a job with a zero paycheck guarantee!

The time management you mention is real...my broker/manager told me, "Tab, this is a lot different than working at a weld shop...if you wake up and decide to go fishing or play golf that day, there isn't going to be anyone to stop you"!

He was definitely right! Not everyone can handle being that self reliant. During that time my wife worked two jobs to supplement what we had saved up until my first commission check arrived!
