Snow removal isn't a typical issue to have but the mowing season runs from about mid march to mid october and i'll be getting more bids this season but we were around $100 per week for mowing and weekly dumpster is $75 monthly

Hey Shaun,

I struggled a bit with the terms, however I felt the relationship I had built with the bank was important and considered it an investment for the future.

Me being the newbie that I was/am, didn't really factor in the holding costs, but to answer your question, that 21k per unit included holding costs, first year insurance, travel, etc.

RCB bank provided the initial purchase/construction financing and also converted to perm financing when construction was complete The initial construction was term was 12 months, interest only at about 5.75%...due to delays dealing with contractors, etc., RCB extended loan to 18 months. They were great to work with

That was one good thing about my project, most of the units had been vacant for so long that any roaches would have died of starvation long ago! All joking aside....if you do encounter a roach problem, there is a product call Vendetta roach bait, that is incredible for long lasting results without any odor or sprays.

I've wondered about the Ocala market as I've seen some deals up there.

Yes I agree it's great to connect on here with like minded people! I hope I've shown some people not to be afraid to look outside of their local area. Having some first hand knowledge of an area and meeting some locals would be huge in making the job a little easier though. Best of luck to you!
