So, I might be moving to central PA and targeting Bloomsburg, Lewisburg, Elysburg, Northumberland - PA areas.

Wondering which areas are better than the other in terms of growth or appreciation, also is renting a better option vs say buying(with current interest rates)?

Any local experts(Realtors or investors) willing to lend a hand or guidance would be really appreciated, please? Thank you.

One thing which I learned from BP experts is to send a follow up text/email prior to scheduled time - if no response don't leave the house.

Or do group showings or an open house with qualified prospects.

I prepared pre screening criteria, which Cam shared and tweaked it based on the inquiries, market and interest. I was helped by quite a few people, so HUGE thanks to them and BP.

I am looking forward to get some experienced advice and feedback here, since today was my first time touring a property with prospective tenants.

Here are few questions and would truly appreciate some insights.

1- Is it normal for some people to push you that they want to be the first in terms of application, so that they can get in the house because they meet the screening criteria?

2-Should I keep showing the house until I find the right candidate from screening and attitude perspective? One person was ready and willing to complete everything by paying deposit, rent, etc—after just looking at the listing pictures and not seeing it in person, then showed up in person and was making a comment about every single thing.

3-Hypothetically, how would you go about if screening criteria is met for say 3 people, but one has attitude or nit picking issue?

4-Is it completely normal for people to submit an application, pay the fee and then not get selected because of insufficient information or not meeting screening criteria? Just don't want to collect applications and then get in trouble.

Is there a preferred one, which could save some grief(possible) down the road? Because I have seen all 3 across BP in various threads, so it more of a preference?

Embarking on an adventurous journey of being a landlord and have some basic questions after listing on Zillow and went through this: https://www.biggerpockets.com/...

1- On Zillow, if people inquire and we have a screening criteria in the listing, should I reply to each of them or just ask if they meet all the screening criteria and then schedule a tour? One person stated, since they don't meet criteria:

I see my credit score came in below your minimum requirement

2- If they fulfill screening criteria, schedule a tour and then handout Rental Application, if they are interested and after their consent, use https://rentprep.com/ or https://www.myrental.com/ for tenant screening.

3-If everything checks out and all good, ask for security deposit, use a lease agreement(addendum) along with RentPrep Move-In-Move-Out-Checklist and lots of property pictures and handover the keys.

Is there any other key step or detail which I have been missing? Truly appreciate all the help and advice. Thank you

Looking to preemptively replace appliances for a rental house, as they are old(from 2004).

Is there any preferred brand among BP community, like GE or Frigidaire, etc which is more robust and reliable for a rental house?

Looking for a package for Fridge, range and dishwasher, planning to check out Lowe's, HD, Best Buy and Costco. Is there any other vendor which should be checked out?

If anyone has bought recently, appreciate their valuable feedback, thank you.
