I'd call Marion County. I've actually had better luck that you'd normally thing in getting answers when I've called. Having said that, this is probably a little more involved than the questions I've asked in the past.

Post: Lease Language for following Contractor Guidelines

Hi-
Does anyone have any specific language in their lease something to this effect:
"Tenant agrees to abide by all guidelines set forth by a contractor for care... blah, blah, blah"
I'm trying to get the wording right for basically saying:
you agree not to walk on any new concrete for "X"hrs, no cars on the driveway for "X"days, no walking on newly laid tile for "X"hrs, no using the tub/sink "X"hrs after being caulked... etc. If these recommendation are not followed, tenant can be held responsible for repairs.
Anyone have anything like that? I don't want to have to put all those examples in - I suppose I could use 1 or 2 and say including but not limited to. I could probably write something up by thought I'd ask here first.

Positive cash flow of $100/mo will depend more on how you purchase the property rather than the deal you find. If you're buying it outright and paying all cash, $100/mo is easy. if you're financing 100% of the purchase price, $100/mo is going to be difficult.

I've started going to electronic keypad locks so I can change the access code. It's an initial one time larger expense that should pay for itself down the road. (that's the theory anyway)

I have a 2/1 at (roughly) 13th and Arlington and one at (roughly) 24th and Arlington. Like @Paul Shannon said, it's not the greatest neighborhood, but it's not the worst either. I have not (knock on wood) had any crime issues in the 2yrs I've had them. However unlike what he said, I get $650 for 3 of the units and $675 for the other - so I don't think $700 is out of the ballpark. I think it's a stretch, but not totally out of the question. I'd be surprised if you can get a actual turn key duplex for $87k, but if you can, you're WELL over the 1% rule and more power to you!

Wow! Sorry to hear that happened. I've been lucky and not had an issue, but I definitely have heard of this happening. I'm surprised your insurance wouldn't cover that. It's not like the property was vacant for any kind of extended period of time - turnovers from one tenant to tenant are common so I would think a landlord policy would have covered that. I'd push back as much as I could on that.

@Kimberly Gopp - Thanks. Yeah, I was informed yesterday by my insurance company of the same "serving notice prior" thing. So looks like it's all on me. Luckily, I my insurance covers "other structures" up to 10% - which comes to like $10k so I'm good there. The tenant is going to be on their own with their own renter's insurance for any damage to shed contents from this or subsequent rain storms until the shed it fixed/replaced.
Appreciate you chiming in - like I said, I know this was an old post.

I know this is an old thread and know that it's a MAJOR longshot... but any snowballs chance in hell of contacting anyone that has anything to do with Oceanpointe? I'm sure that even if I could get in touch with someone, my chances of seeing any action is zilch.
Had some storms move through Indianapolis last night and a dead tree fell on a storage shed in my tenant's backyard... that dead tree is from an empty lot owned by Oceanpointe next-door. Didn't know anything about them and once I pulled the property card and found the owner, I did a search and wow... bad news.
Any help is appreciated. Thanks!
