Sue: Hell yeah! :-) That's some good advice right there!

Linda: I tried both Chrome and IE. No dice. But get this, apparently if you go directly to the site, it doesn't work. BUT... if you use a link from within BP to access the site... then it DOES work. How idiotic is that? I was able to log in that way and sent an application out this evening for Denver.
Anyway, yes; we DO need to have dinner soon. We'll be finishing up work on the Denver house this weekend... as much as we're going to do ourselves anyway.

We have several showings in Longmont this weekend as well and likely already have the right candidate but I'm not selling us short on applicants if they don't work out. How about Wednesday this coming week? I'll have to check with the boss of course.

I HATE this site!! After several attempts of inputting what I KNOW to be my correct password, I still can't log in, so in an attempt to get in, I use the forgot password link... which of course DOES NOT WORK!! And in a last ditch effort to gain access, I call their support number, and you guessed it... CLOSED!
C'mon BiggerPockets... can't you align yourself with a better company, it obivously wouldn't be difficult. "Joe's u-Check'em" would be better!!!

I'm going to cut my own throat here. I HATE reading responses like most of the ones here. You asked for the best enclosure. You didn't ask for opinions on tile vs. an enclosure. 
Having said that (again, cutting my own throat and going against what I'm preaching) I had enclosures before and they just could NOT compete with tile... I'd tile it.

Same as most others on this... tile and laminate in my rentals. Tired of replacing carpet.

Yeah, I'm concerned about the market here acting like it's on a rocket sled, but what are you doing to do? Not really ready to start investing out of state yet. 
Not to start a political discussion, but yeah, don't even get me started on taking unemployment instead of doing work - and the fact that you get mre for sitting around doing nothing is just wrong in my eyes.
I don't recall the well fire but I seem to recall something about it - sorry. Also sorry to hear that your market isn't in the position for you to make any more purchases. I'm also looking at putting a lot of much needed repairs into my Denver rental coming up soon. Not a fun thing to be looking forward to, but sorely needed. Roof and Driveway are among the top list of repairs.

I'm going to disagree with the "cash for keys" idea - with a caveat...as also previously stated, you'll likely not get any of your back rent. Instead of giving your tenant's money out of your pocket, you could let them know that you'll not be going after them for the back rent if they agree to move out and force you into legal action.

Thanks Walker! I read the Beginner's Guide just today. I like the /meet that shows all the members close by. That's awesome. Didn't realize there were so many so near by. I actually had a friend recommend this site to me after id' already signed up and I'm going to a local meet on Monday.

Hi! I'm new to the board but not new to renting. I've been renting a small house in Denver for over 10 years. I fell into the property and renting quite by accident. The house was left to me, mortgaged to the hilt and in dire need or some repairs, it's been a journey to be sure. With the Denver market, it's now to the point that I can actually start making some monthly income from it as opposed to collecting rent simply to pay the mortgage.

I also have a property in Longmont that I rent as well. I completely renovated that one while living in it and thought I'd be staying but life changes allowed me to move elsewhere and still keep the house. Now I'm in a position where I can start looking at buying another property. Ideally, I'd like to get duplex.

I joined this forum because every time I ended up doing any kind of an internet search, more often than not, I ended up on this site and getting the right answer/advice. I look forward to meeting and interacting with everyone!
