Congrats. I remember how hard it was to get a contract accepted in Allen. I think $1400 would be fair. Your agent should be able to provide you a CMA. Are you going to be using a property management company?

Allen ISD is really attractive because if its school district. I been living in that area for 2 years.

I would use Zillow Rental Property Manager to advertise right away. You can also list it on MLS if needed. There is some value add you can do to get it rent out faster. I allow small pets and provided washer and dryer for my current tenants.

The cheapest duplex I ran into in Dallas is at least 100k

I would say little elm have more potential for appreciation since it's still developing. Plano and Frisco are better rental markets but it's a lot more expensive due to the high demand.

Try Wells Fargo. I know they offer it but they have low LTV ratio.

I personally wouldn't go for such a old property because of all the hidden problems a 1908 property would have. It could have the potential to turn into a money pit. Since the owner didn't provide any pictures, i would assume the property will be likely to be distressed. For the deal to work, the seller would have to drop the price by a lot more than $70k.
