You can fix it temporarily for now and buy a home warranty. In that case, your renters can use the home warranty for repairs as well.

I would start looking online to get an idea for the price/sqft ratio for each area close to your location.

@Adrian Fernandez Would you mind sharing your numbers on this deal? I am interested in buying more in Collin County but my calculation on it doesn't cash flow as well as I anticipated.

I found the tenants on my own using Zillow property manager. It used to be postlet. I just interviewed the tenants myself.

@Adrian Fernandez The quality of tenants in Collin county is pretty high. I self manage my first property in mckinney and I had no problem with my tenants at all. They been living there for 2 years and only called me for repairs that they cannot do themselves. I also used cozy.co to help me. It's pretty landlord friendly.
