Wow, that's scary.  I use the site as well and I've probably overly-relied on the results.  Thanks for posting this Chan.

The house looks fantastic, @Will Barnard.  Great job!  I would also love to watch your projects on a show.  I've really enjoyed your podcasts; in fact I just finished listening to the second one on my ride into work.

I would be pretty hesitant to do a flip with that little money.  The down payment on any property would use up a good portion or all of that amount leaving you with very little to work with.  Unexpected costs come up all the time on flips and if you don't have a reserve you will be stuck with a partially rehabbed property that you can't afford to push forward on.  Definitely consider a partnership where the partner would have 2 or 3 times your funds minimum or alternate forms of investments.  I'm looking into tax liens to build up my capital.

Hi @John Bunka, I do believe that the discount for non-pro members is only for the first time use.  However, for my last tenant screening I googled Smartmove promo codes and I believe I found a different discount.  Pro-members receive a larger discount than non-pros and I think theirs is unlimited.

Yes, it does include the credit score.

Agreed, @Roy N..  After writing the above post, I actually decided to give my prior lender a call.  I don't think they'll match the lowest rate I received as it's 3/4 of a point lower but it can't hurt to ask, right?  As for the change of realtor, I think I made the right decision this time around.

Hi @Julian Dangerfield right now for that reason.

For the lender, my local bank's rate was decently higher than the lowest I found with a credit union so I'm going with the best price over the best relationship.
