As a rule of thumb there needs to be access in and out for a firefighter, complete with all her gear, to get in and out of the window. So even if the window is big enough, the the window well on the outside is too small for said firefighter and gear to be in, it won't work. Specific sizes vary with jurisdiction, but that should give you a quick idea as to whether or not a property will work for add'l bedrooms.

Thank you @Bryan N. for your replies. We're picking up the part tomorrow and they're going to allow me to put it in myself. It is the heat strip. I'll wait until the process is over to decide if this will be how I handle it next time. The part was $275 and they wanted another $250 to install it. I'm a smart girl and I'm all for saving $250!

It's COLD out there and we got a call from a resident whose heat pump wasn't putting out the appropriate amount of heat. Figured out one of the heating elements was dead. Where would I be able to purchase one to replace it? This isn't a big box store item I'm presuming. Thanks in advance for the input.

Just a gentle reminder for those readers new to this process. Just because the repair costs are $10,000 doesn't mean that's what the investor's total costs will be. You must pay closing costs, cost of your money and holding costs which, in my experience can be double what repair costs are. So on this deal, you are most likely to come away with $10-12k, not $21k. Just sayin'.

Will do, @Thom H. ! We've had only a few rsvp so far, but a few is better than none to get started. I would be willing to hold two a month, one on the south side and one on the east side of Roanoke if we gather the folks necessary. I'll put another post out there for the north and east sides of Roanoke and see what interest we might garner. Thanks for your post!
