I've used American Title and Settlement Agency 3035-E Peters Creek Rd on two owner finance deals. Terry is the owner and she's great to work with. We haven't had a meet up yet as there just hasn't been enough interest, I'm hoping to start trying again after the holidays.

It sure would be helpful to YOU if you would post particulars and details about your properties. I don't want to have to go through a bunch of steps just to find out that it doesn't even fit my bed/bath criteria. Give us address, sq footage, BR/BA configs, age, and type of neighborhood. You'll get a lot more responses this way.

I know Richmond well enough to know there are some real nice north Richmond areas and some real stinko areas... it would be nice to know AT LEAST what part of 'northside of Richmond' this house is... and address would be even better!

In my humble opinion, when I am searching in Marketplace and the poster does not include simple things like address, price, age, sq footage, rehab requirements... I just move on. So, if you want me to look more deeply at your property, tell me what you know I need to know to purchase your property so I don't have to bother with an extra step for nothing. Again, IMHO.

Questionable rehab/rebuild costs

My recommendation: wholesale it to someone or partner with an experienced rehabbed in that area. Good luck!

Check on the low income housing demand for Section 8 tenants. Sometimes the housing authority is desperate for decent housing.
