Monique, it is illegal to wholesale in Florida.  There is a lot of good information on this site about it.  You will find real estate professionals here avoid wholesale deals because people don't just get fined they get imprisoned in Florida.  

Flipping is great.  Adding value before reselling is cool.  But reselling quickly at a higher price without any renovations is a red flag here. I was duped into believing we can wholesale our way into eventual flipping.  Now I'm trying to gather enough cash for buy-hold-rent.

it is illegal in some states.  My advice would be to discuss it with a local real estate lawyer.  I had the same experience with a realtor here in Florida.  She even hunted my partner down at his day job and talked to his boss threatening to call the cops on him.  Not cool.  Some very touchy realtors out there.  There are ways around it.  My lawyer recommended buying and holding for awhile before selling.

I'm in the Port Charlotte, Englewood, Venice area. I'm having trouble getting started wholesaling. Realtors here seem very suspicious. I even had one track down my family and called my son's work and talked to his boss. What is up with that? I assume the area has been through some fraud problems, but being new to the area I d know the history. Anyone know what I'm up against? It would help to know how to reassure and cooperate professionally.

Are you looking for lots to build on?  I have a 100' water front lot with a great view down a canal into an open river that leads out to the gulf.  The corner lot next door is included with it.  It's in the Gulf Cove neighborhood of Port Charlotte.  let me know if you want more info.

There are plenty of waterfront lots in the Gulf Cove and South Gulf Cove neighborhoods of Port Charlotte, and plenty of dry lots throughout the county.  You want to watch for scrub jays, which can interrupt a developer's plans.  Otherwise, it definitely seems to be a good time to grab some lots while developers are building so fast.

As someone who moved down here just under a year ago, one thing is to consider what type of neighborhood you want to live in.  In the northeast, the type of neighborhood was strictly a matter of money or city/suburb/rural.  Here some towns are primarily gated communities with clubhouses, golf courses, restaurants, gyms, playgrounds, even beaches... the houses are usually close together but manicured lawns and lots of people to have fun with.  There are neighborhoods out here in the Port Charlotte area that have fairly new and brand new homes widely spread out with lots of empty lots in between if you like privacy more than built-in friends.  If you prefer tall condos with awesome water views, Clearwater or Sarasota or Ft Myers Beach (you won't find any in Englewood or Port Charlotte).  If you like the laid-back beachy lifestyle, find something on one of the smaller keys along the coast like Manasota Key, Marco Island, Sanibel where people get around by bikes or golf carts more than cars.  

yes, we just attended Tarek and Christina's free seminar, their $2000 3-day weekend workshop in Ft Myers with "Fryman" and the next level a $10k 3-day boot camp with Gary Russel last weekend.

At each stage, you get nuggets of gold (info, details, how-tos, tips) but you have to sit through a lot of "rah-rah" nonsense.  And, of course, you get what you pay for.  If you have some money to invest in real estate but do not have a background as a realtor or landlord or builder, you get a great deal of education, inside connections to sources of funding and other connections.  

My advice is to not attend the free seminar unless you want to invest in some training.  And don't expect to meet Tarek and Christina in person.  It's a franchise, they are selling training, and you get what you pay for.  Also, negotiate with them, never pay full price.  There are plenty of ways to learn the same stuff.  I personally would have been happy reading books and joining locals nda online R E investing groups.  But my partner needs human interaction to learn new concepts and someone to question and spar with.  

Also, everything I learned at the seminars is the same as you can get here on BP, but you aren't dragged through it.  The info is readily available, most for free, you just have to know where to look.  I never saw anyone get prizes, but I can get my own prizes.  I got good solid info, once they stopped selling the next level of classes (we weren't sold anything last weekend), good connections to local people, and access to databases of info not easily available to those of us not already in the industry.

I am so disappointed, after reading this thread! I attended the Tarek & Christina (SuccessPath) free 3-hour seminar, plunked down my $2000 and just attended the 3-day course. Actually, I'm between day 2 and 3 "decision time" on which of 3 training packages to buy ranging from $20-75k (even severely discounted to $15-41k is money I know I shouldn't spend!). But I so wanted to be able to learn a real system to get myself and family involved in real estate without having to reinvent the wheel. Seems like such a great time to invest here in SW Florida. I knew I should have walked out when the weekend started with "use OPM", but first tell us what money you have, and put your retirement funds into a self-directed IRA so you can ... Well, it sounds like you all know the drill !!

Isn't there any classroom where you can experiment with the concepts, investing on paper or in small amounts, until you prove the system and your knowledge works before becoming "all in" as David Freier kept making us chant the last two days?
