I've used Entitle on a handful of closings and have had very good experiences with them.  Specifically, I've work with Kristen Christie over there.  A few others from their group presented at one of the investor meetups I go to, as well.

You're from Princeton? I grew up there, actually.  Still make it back from time to time too.  Anyway, hope things go well for you as you're getting started.  I'd be curious to see what kind of deals you end up finding up that way.  Keep pressing in!

Local meetups are great too...for both learning and networking.  I posted a couple links in here for local meetups I've been too, but found out we're not supposed to post meetup links in the New Member Forum.  PM me if you need ideas on any of these to check out.  Great advice too about finding other jobs in an RE related field!

Definitely appreciate the mentality that utilizing someone's money is a great responsibility not to be taken lightly.  Starting out in that fashion, I wouldn't want to grow too fast either.  You definitely want to make sure you get the hang of managing property and build proper reserves.  Investing in property where you can force appreciation right off the bat would be a good way to go too...puts you and your lender in a much safer position.  

Also agree to your point of analyzing property based on cash flow, not strictly on comp prices

@London Stewart Knowledge is definitely good.  I did spend a fair amount of time wrapping my head around things to begin with...sounds like you've done some of that...but eventually you got to take action...nice to hear you're in that spot.  There's a lot of ways you can go about investing without conventional financing.  JJ mentioned some of them.  Also, creative finance (contract for deeds, lease options, purchasing "subject to" the existing mortgage, etc) opens many doors, assuming you can find motivated sellers who would benefit from these non-conventional methods.  Putting these kind of deals together is going to hinge around you getting out there and finding motivated sellers yourself.  There's a lot of low-cost methods of marketing to find these sellers that you can employ (search the forums for free marketing or low cost marketing to motivated sellers).  I don't know if you've listened to many of the BP podcasts yet, but there's also quite a few interviews with investors who got started with very little money and without conventional financing...they are a wealth of knowledge and inspiration.

Pine Financial is good on the hard money side - Sean Blomquist works out of the Cities area.  

Kim Burke at Leader One is great on the mortgage side. She works with Pine a lot too refinancing investors out of hard money after a rehab is complete (referred to on this site as the BRRR method - buy, rehab, refinance, repeat).

I sometimes see posts w contact info get deleted, so google them or message me if you need.  Hope that helps!
