I have a rental property that's located in an unincorporated area. The HOA has a third party that manages the utilities. The renters are responsible for the bills and have their own account for paying bills. I have a I have a renter that is past due on some bills. If the HOA/third party shuts of services due to non-payment is the landlord considered at fault?

I own a property in Northern California. I'm wondering how I'd find lease preparation service in the area or at least someone who could review my lease before I send it to my tenants to sign it. There were mistakes made in the past so I'd like to avoid those in the future.

I have a tenant who on various occasions has fixed issues that have come up and deducting the cost from the rent without reporting the issue until after repairs are made.  We usually find out that there was an issue at the time of rent payment as a reason for the deduction. The tenant hasn't sent any receipts for the repairs even after multiple requests. I have two questions around this:

. 1) what are the legal implications of this is some sort of issue arises form the repairs.  Who would be responsible/liable?

  2) How to handle a situation that the tenant claims is an emergency that needed to be handle within a couple hours if you as the landlord doesn't believe is an emergency. Ex: Ants in the kitchen that needed an emergency spraying the same day which is why the tenant couldn't inform us before getting it done. 

Hi I'm looking to higher a painting company for some interior paint work. I have their Lic # but how to I check that it's current and not expired. Also, is there a way I can double check their insurance information also?

What are the rules on lease renewal? If a lease is coming to an end can the landlord decide not to renew the lease. I have some not so stelar tenants. He's not always good at paying rent on time and it's just a headache to constantly chase him. Do I have to give him a reason if I decide not to renew his lease? The lease currently ends at the end of December.

Hi All

As a Landlord are you required to fix all repairs immediately? For example, I just had a tenant complain about one of the stove burners not lighting due to a faulty ignitor. They can still use the burner it just requires using a lighter to start. Plus there are 4 other functional burners they can use. I've already talked to a handyman and started the process but he's notified me that the part is backordered and he has no timeline of when it will get it. Plus it'll cost $250 to replace.

What are my options here? Do I have to get this fixed?

I'm out in California and I just got a new tenant in back in July. This tenant is great and always pays rent on time. But I just realized that the realtor I used to rent the place out failed to put an amount for the late penalty. My tenant is great right now and I don't actually expect any issues. However, if I do run into late payment or non payments, how would I handle this situation. Can I do some sort of an addendum to rectify this mistake?
