Lease Renewals Rules and Regulations

Hi All

What are the rules on lease renewal? If a lease is coming to an end can the landlord decide not to renew the lease. I have some not so stelar tenants. He's not always good at paying rent on time and it's just a headache to constantly chase him. Do I have to give him a reason if I decide not to renew his lease? The lease currently ends at the end of December.
