Bob, as someone with 7 units (3 duplexes + SFR) in Bremerton, I'd send them a letter asking them to immediately stop breaking the lease. First off, you don't want the "other half" tenant to get skittish. Second, you're now on notice that there is questionable behavior. Third, there are potentially children at risk in this situation. You don't want to appear complacent.

Anthony, you should reach out to Lighthouse Cove Property Management in Silverdale.  I have 5 units under mgmt with them, and think they are honest, savvy, and good advocates for Owners.

Hi Jacob, I'll second much of what @Mike Sumsky had to say: I am finding deals in Bremerton and Kitsap county, but they tend to be off-market deals.  It is absolutely worth your time to network both on BP and -- better yet -- in person to meet the brokers, agents, wholesalers, and PMs in the Bremerton "ecosystem" of RE.

Hi Naomi. If you search for Arthur on BP you will find him. I've also texted him and alerted him to this thread. 

He's focused on Bremerton (which is within Kitsap County), and that's a location referenced earlier.

Naomi I would encourage you to speak with Arthur Bates regarding flipping in Kitsap County. 

BTW I just moved from MN so understand your husband's bias for cold weather!

Post: HELOC on SFR Rental?

Hello-

I have an SFR and plan to hold it for 2-5 years. Becauase of that timeframe, I care more about my upfront, cash-to-closing costs than I do about my interest rate.

So I am looking for a HELOC on the investment property. I am in Seattle Washington, and the property is in Bremerton over in Kitsap County. I know that getting HELOCs on investments has been possible in the past; my friend @Drew Whitson has done this with Wells Fargo.  

But I've called around to many different banks and have not had any luck with it. Has anyone here been able to obtain a HELOC on a rental property? Currently, the property is owned free-and-clear. There is no debt on it.

Any input would be greatly appreciated!  Thanks.

Hi all. I am sad to report that I will have to miss the meetup tomorrow (December 2nd).  

I have friends coming from out-of-town (Atlanta) for 2 days, and need to host them.  I'm very bummed about having to miss meeting everyone -- we'll have to do it again sometime soon! @Frank Matanane @Mike Sumsky

@Joseph Ziemba Assuming I can make it out to Brem on Dec 2 (from Seattle), let's do the walkthrough immediately before the meetup.  That makes it straightforward for others to see it as well.  

If we are doing Der Blokked at 7pm, then let's pencil in a 6pm walkthrough.  How does that sound to everyone?
