@ Edward Puckett. I owned a home inspection company for 17 years and during that time there was a pretty sensational murder trial in our town. The lady was missing for quite some time before her body was found.

They found it on a property we had inspected a short time before. And .. you guessed it, the seller was one of the murderers!

I have never found anything of value in a house. But ... I have a friend that had a great story.

He was having a rough time financially and he went to a thrift store to buy a TV (about 1970's or so - back in the days when "tubes" would go out).

Anyway, he took the back off the TV to work on it and found $10,000 in the back of the TV. That was a heck of a lot of money back then. It's actually a lot of money today to find!

I have never used birddogs before, but I know a lot of investors have. Other than Cragis list or your local investors group, how can you find a good birddog? How much do you pay? Some say they pay a flat amount and some pay a percentage.

I always buy in a land trust with the address as the name of the trust..

Ex. 1123 Main St. Land Trust.

That's correct. Anytime you are bringing money to the closing for the A to B closing it closes first.

Thanks for all the suggestions. One thing I have noticed is that my handwritten signs are still up almost 3 weeks out and I'm still getting calls. I will definitely leave them up after the house is sold to continue to build my buyers list.
