 Yep that's the case here. We are asking them to pay by the month so that we can establish that payment strength. It reflects well with lenders, from what we are being told.

Treat them just like you would anybody else. If you wind up accepting them get a certified check prior to move in. In my case we always get first and last and a security deposit equal to one month's rent. So six months is really only three. Be extra thorough with folks offering money up front. All the best!

 Jumping on to this thread. Ours is sort of similar- had AC serviced then tenant calls their own AC person and is saying we need to pay their repair man plus for two window units they purchased. They have central air plus two portable units we supplied. It's definitely a challenge!

 Hey Tom! We have a mobile home in a rural area. There are a few things, like critters getting into the underneath of the mobile home and it seems to struggle to stay cool in Louisiana heat june- September (we are looking into redoing the insulation beneath). It's not terrible. Definitely cash flows. I would definitely fix anything that needs attention and would say to replace any of those old gray water lines from the get-go. Hoping you've gotten a good start on your journey with rural mobile homes!

We love our granite and our tenants do too! However in two with tiny counters we kept the laminate and the tenants don't seem to mind.
