We have a C...it's different. The mindset seems to be less "can-do!" and more "what will the landlord do?". Good luck!

As the wife of a realtor it's so neat to hear this! There are so many facets to what compromises the real estate world! Hoping we find out our niche 🏠✌️

@Stephen Hundley  That is gorgeous work! Do you rehab with a crew or diy?

I've visited many US states. North Carolina and Virginia were some of my favorite states. Lifelong resident of Louisiana- it's beautiful but boy is it hot and humid. Unfortunately pollution has ruined the beaches people enjoyed here decades ago. Florida is lovely too.

Hey @TimDonovan

Rentometer is usually over zealous in our experience. (I think its usually about $100-$200 over.) We price under rentometer and have had zero wait time filling vacancies.

*Edit* under rentometer and my husband, a licensed realtor, pulls comps on rentals for the area*

What the market and unemployment conditions are telling me is to stockpile cash feverishly in case opportunities arise. I am not however naïve enough to believe that good properties will be on fire sale. It's more of the same, those poorly managed properties come up for sale with value add opportunities. Unlike 2008, there are thousands of people waiting to purchase. It won't be what you want it to be.

I’ve had much success with the agreeable gray. People seem to love it. You can thank Joanna Gaines. The last two properties I’ve done look eerily similar, and I’m beginning to feel like a one trick design pony, but it really seems to make the folks happy. I say rock it till the wheels fall off. In a decade or so, grey will look like beige does now and we’ll be on to a new agreeable shade.

"one trick design pony" HA! That is too funny and I understand! :)

I would say that it makes a significant difference. I also agree it depends on the type of property, however if I am understanding the seasoned RE veterans, the better the shape the property, the more likely the tenant is to care for it. My gut is to take a weekend and paint!
