I think the stackable washer/dryer is smart! I don't think you have to provide them, just the space for them?  Could you add providing waher-dryer stackables into the rental  agreement with an addendum, if the tenant requests them?

Ana,

I'm still a rookie, however working with a singular local insurance company on our rental policies vs corporate ones is worth a little extra a year. Being able to call Ms. D and have consistent communication with the same person has been crucial to getting our investments set-up and rolling forward.

Our first deal was accidental- we bought a mobile home cash, only financed the land, slowly rehabbed over four years while living there, paid the land off, moved out and had it under contract for rental for 100% cash flow.

Your inspiration photo seems to have a lot of light. I think new fixtures  and staging for photos with greenery would help. I think the all white looks nice, maybe new hardware and I guess granite (my husband would vote granite + subway tiles). As a former tenant and homeowner with a laundry closet in the kitchen, I can attest the bi-fold doors don't hold up much to everyday living. I think the curtain is fine otherwise I would put in doors however that's tricky with floorplans and the budget. I would definitely change the blinds on that big pretty window- the more natural light the better!

@mindyjensen We have something in this vein saved in multiple documents in cloud storage. Probably easy enough to print it out and staple it together. "A stitch in time saves nine."
