This elimates complextity and the additional steps/rules that come with using a third party to collect rent.

I get an email alert when a tenant makes a deposit, and each rent amount is unique so I know who has paid in case they don't have the teller add a memo to the payment.

They can transfer funds online, or walk in to a local branch with cash, personal check, wampum, etc.  The teller's slip is their receipt.  There are teller notes on all my rent payment accounts alerting bank staff not to provide a balance on the slip if it is not the account owner making the deposit.

I have used this system for 10 years with multiple buildings and dozens of tenants without any issues.

What a marvelous solution. That keeps it simple for both sides of the transaction. And no middle-entity  scooping out a percent fee. How do your tenants feel about it? Any push-back?

I have 3 single family homes in LTR leases in the Grand Rapids area. I am considering putting them under a property manager. Do you have any reviews/recommendations on property management companies in Kent County. I do appreciate any help you can give me.

Congratulations on your first purchase. Huntsville looks like a good area for investing.

The old saying, “a picture is worth a thousand words” has lost its relevance in today’s world. From my current real estate experience the new saying should be “a picture of a thousand lies”. Eyes on the ground will save you headaches/hard lessons/disasters. Your $2,500 was your tuition for a class in the College of Hard Knocks. Congrats on being smart enough to walk away from the deal and putting it down as a learning experience. I think you earned an ‘A’ for the class.

Just say NO. Saying yes to their request can/will put you in the middle of any financial disagreements between the two of them. It also sets a precedent for others to attempt to follow. And if one pays half and nothing from the other and you need to move on to eviction it could complicate the process and increase the time it takes. My mantra for my life is “keep it simple Suzie” and that request does not meet that criteria. Keep it simple …… just sayin’, “just say no”.

Oh my, don't mess with your monthly rent! There are other ways to treat the tenants kindly. Pick one that does not mess with your established rent. I agree with Alyssa about setting a precedent. Once set any of your renters can/will visit that same precedent and expect the same result.

Hello all, I want to locate my business in the towns where my family lives. My families live in Nampa, ID and Huntsville AL. I want to buy my first in one of these cities. What are your thoughts on these two cities for rentals in them?

Total agreement with the posters that said to use up the carpet until it has no life left. And with the post declaring that LVP is just a plastic covered picture posing as flooring! Yes, it is. I have experienced every type of flooring while having dogs and cats. Wow, trying to negotiate rent down is such a red flag! Run from that. And definitely keep your “rejection” letter short and to the point. For example: “Thank you for your interest. The home is no longer available.”

In my opinion, start the renovation project now. Planning, bidding, demolishing, rebuilding, etc…. and time it to be finished when the “inherited lease” is up. Then you are in a better position to increase the rent and improve tenant quality cause the bathroom fix is done and ready to go.
