New investor looking to buy a 2/3/4-plex near grandchildren-Nampa, ID/Huntsville, AL?

Hello all, I want to locate my business in the towns where my family lives. My families live in Nampa, ID and Huntsville AL. I want to buy my first in one of these cities. What are your thoughts on these two cities for rentals in them?
