Thank you for this very informative post. I am just starting to think about investing in STR properties on the Oregon coast. I currently live in Southern California, and so its financially impossible to start there. I fell in love with Oregon on a recent visit, and would love to start a business there. I grew up in a small tourist town on the north coast of England (UK), and so I am very aware of the dangers of not controlling numbers of STR's in an area. Most young people are unable to buy their first homes in the area, and STR's have moved from the quaint fishing cottages around the harbourside to more residential areas, and have caused their fair share of problems. Is there a way to both invest in property in Oregon, and comply with local laws and the community? I noticed that there are quite a few plots of land for sale in the area also. Is it tough to buy land, and add eco-friendly modular homes?

I am really interested in buying my first STR or the Oregon Coast, but I wanted to know whether it is an uphill battle to get the STR permits. I know certain cities only provide a certain number per year, and existing business are given them first. Yachats, for instance has quite a limited number. Also, I was wondering whether you can apply for a permit, before buying a property, or whether the permit is issued based on the property? Sorry for all the questions, but I am right at the beginning of my STR journey?

Hi Everyone!

I am just starting out on my real estate journey, but live in Southern California. I am looking to buy a foreclosure single family home as a start, and I was wondering which strategies you use to find the most recent foreclosures in your areas. Is there one foreclosure website that you prefer to others? Do you recommend priced foreclosure listings or foreclosure auctions? Do some realtors specialize in just foreclosures?
