@John Woodrich  we paid a TON to stage our Hugo house.  It was high to luxury. We staged the Master bed and bath, Kitchen , Living, Sitting, Office, Powder and nook.

I looked at purchasing the same furniture through Wayfair and could have saved ourselves quite a bit.  

They charged us a flat amount for two months including setup and take down and then if we had it longer there was a per month after that.

The flat amount was about a $1 a SF.

Try Dan Bighley at community Resource Bank in Roseville.  He is in the Commercial Department.  They are VERY investor friendly.

@Peter Ulstad we switched from a big bank to Community Resource.  Ask for Dan Bighly.  They are VERY investor friendly, work quickly and can make decisions quickly.  They also allow a 2nd position if you want to use a private lender for a second.  They are starting to get more and more of the online conveniences that our larger bank has and we are considering moving our personal there as well.  

We've also been taking with Flagship.  The drawback that I've found with them is that loan approval is by committee.  So if you need a decision on a Friday you may have to wait until the following Thursday when committee meets.  You'll need to have your PML lined up or the gap in your bank account prior to having it submitted to committee.

So, depending on your situation there are advantages to both.

The postings are public record through newspapers. Some you may need a subscription to get all of the details. You can also go to the court houses for the county that you are interested in to see the postings. Each jurisdiction will have information on their website how to find the data.

We have a situation with a personal purchase that we were going to make.  There was a financing contingency for the purchase.  The lender we were going to go with made a mess of things and we were not able to get an approval by the purchase date, received an extension if we used the sellers lender, they were not able to get things done in time either.  Now, the seller is wanting to keep half of our earnest money.  

We are looking for someone in MN that would be willing to review the documents and tell us if we should send a strongly worded letter to try and recoup the full amount or if there is something in the documents that would warrant us settling for only receiving 50% of the EM back.

Looking for someone that can do this in the next day or so and is very versed in MN RE law.

Hi @Josh Straka a good HML Resource in MN is Pine Financial. They lend based on the deal. They will fund all of the deal as long as the numbers are good. You will need to have reserves in the bank though.

Also try networking and talking with those around you, family, friends, possibly customers.  These people could potentially be private investors for you.  You'll find that you'll get better rates and terms using Private Money.
