I have a deck on one of my rentals that was built by a builder 15 years back. The previous tenants just left and before renting it again I want to repair the rotten beams underneath the deck. It is a high deck with staircase that is about 15x20. The rotten beams are underneath the deck.

My question is - how do I get those support beams repaired? Does the contractor need to rebuild the whole deck? Is there a way to replace those beams without spending a whole lot of money?

Hi, has anybody used a third party professional service as a trustee for the land trust created for the rental property? How much do they typically cost? Any recommendations for a good trustee service?

Hi BP community,

Has anybody used Homefinity mortgage lenders and can provide review? I am getting a better rate from them and the google reviews are pretty good but I would like to hear about the first hand experience.

@Charlie MacPherson thanks, I will call an electrician. I checked that the motor is working, since I see the blade spinning. Also tried running it using another outlet and it didn't trip the circuit, so I am guessing that the outlet is a problem.

Hi, in one of my rentals, whenever a garbage disposer is run, the circuit trips and power shuts off. Circuit needs to be resets from the main switchboard every time. Is it the problem with the outlet, the wiring or the garbage disposal unit? Who should I call for diagnosis? Thanks in advance for the help.

@Jordan Moorhead thanks for sharing the same sentiment as mine. I think out of state is good only if you know the area well enough... have preferably lived in that state/city for a while to understand the market and know how to build the team there. I shy away from the completely unknown areas since things always look good from far away.

@Steve Hall no I have not read it entirely, but it sounded like a rider. I am sure there is a fine print somewhere that I need to read.

Hello fellow BPers..I have a rental in Austin, Texas that was built 2 years back. The builder treated it for termites. The warranty on that treatment is expiring soon unless we extend it for another year by paying $175 which covers up-to 100k in damages should they occur. Is it worth buying this insurance for a new house that is treated? Is termite damage common in Austin, Texas?
