Your Realtor friend and/or his broker can call the Florida Association of Realtors free legal hotline for advice on this situation.

Things seem to be opening up a little more now than a year ago. I talked to B B & T and Seacoast Bank for builder/owner loans. Have not gone through the approval process yet because I'm still looking for a deal on land in South Florida. These lenders do not seem to have a requirement that you OO the property for so many months after construction. As far as a lender letting me build and flip specs, I have not found the perfect situation yet.

To get MLS you need to activate it under a broker, join a board and pay the fees. You can find a brokerage that is "investor friendly" meaning they are not concerned if you are just looking for your own deals and not working as a traditional realtor. Usually brokerages that charge you a flat fee or transaction fee for any transactions you have (in my opinion) tend to be a better place for investor agents. You can probably find one like this in your area, as these types of agencies seem more prevalent than in the past.

You can get your license for your own benefit. You do not have to be a "realtor" or work as a "realtor" just because you have your license. Having access to the MLS is a great tool for comps, etc. Also for being able to let yourself into properties without waiting on an agent. Many investors are licensed and it is not a detriment.

It already has 4 bedrooms.  I would focus on the kitchen and not worry about making it 5 bedrooms.  Someone may want the 4 car garage and shop.  That could be a good selling point.

Consider getting your RE license if you are going to be doing a lot of investing. It may be worth the time and expense. That way you can let yourself in and out of properties at your convenience and have full MLS access.
