I had a stove disappear from a REO we bought. I believe the property mgmt guy took it since he had the keys to come in. I said good riddance in any case, as it was going into a dumpster or on Craigslist for 20.00. Theft is theft though and it doesn't make it right.

Perhaps consider Intellectual Gray by SW.  We used it before on stucco and it looks good.  Of course pick the right door color and roof to make it pop.

Question for any lender/underwriter:

If someone is getting a conventional loan, (borrowing 80% for example) if the appraisal comes back less than the contracted price, but hits at least the 80% mark would this get approved by underwriting?  Is there a formula they follow that you need to hit above a certain % of the amount borrowed to get approved?

I hope my question makes sense.  Thanks

I have a fireplace that has a very dirty and stained black metal surround.  This is the part that has vents and the glass doors are attached to it.  Basically the face of the insert.  We surrounded this with new stone work, but the black metal looks bad.  Not sure if we should attempt to paint it with black metal paint or clean it. 

Any suggestions on cleaning products or paint brands that you may have used for a similar situation?  I don't want to use anything that might make it look even worse.  Also, is there any where to find a deal on new glass doors?  Prices seem through the roof for these things especially if you have a smaller less common size.
