I know I can claim it but would that make the Zillow price increase?  I can't change the SQFT and it is correct on Z now.

We are Realtors and General Contractors and when we can't get the subs we need or they don't show up that means "we" are doing the work.  I can understand why many agents would want to pass on this.  I would probably not do it if we didn't have the GC license and the ability to get contractor pricing.

i would check the property on the county website and see if any contractors filed any NOC that have or were to do any foundation work if you are concerned there might be a sinkhole.  If you find any evidence of one I would run.  JMO.

Hi All,

I have a fully rehabbed house I will be selling for around 250K.  Zillow has the house at around 200K.  Zillow does not know it has a new roof, new layout, new kitchen, new baths, etc.  The house was purchased when the market was still down from where it is now.  I have had a few other agents check my comps and no issues.  

I am worried about Zillow being a detriment in this situation if a potential buyer sees the low price on Zillow.  What have others done in this situation?  Has it been a problem for you?  The SQFT is corrrect, but that is all Zillow knows about this house.

County property appraiser website should have area  you can easily search by address and see the owner listed.

I would vote for the new roof. I had a house that went on and off of contract 3 times because of an aging roof. Every inspector that came with the buyer was more than eager to point out the roof nearing it's lifespan even though it was leak free. We had the roof repaired and that was not good enough. Finally we had a contract that worked in spite of the old roof. The only reason we did not replace the roof ourselves is it was a flat tile roof with cheapest quotes coming in at 22K. HOA required this type of roof which really hampered sales for everyone on the street.

Also, in my state it is very difficult to get homeowners insurance with a roof nearing the end.

Can  you add a fridge?  I did not see one.  You would be surprised that something like this could be a big deal to someone that wants something "move in" ready.

When you drop the price, I suggest you keep the price in increments of 5 or 10 - i.e. 145K or 140K.  You might catch more buyers because most of them will search all listings up to increments like that.

For example if they are searching properties 145K and under you are missing this group by being priced at 146K.
