@Maegan Martin I just used Foremost to get $1M in liability for my STR. They are the cheapest I can find compare to CBIZ and Proper insurance. The last two provide a lot of other options - like bed bugs, exterior coverage, etc.

@Dawn Oree I just got back from a "rehab field trip" from one of the students of Renatus showcase his property and doing Airbnb in Oceanside, CA. The student is a teacher and he got involve with the Renatus group and "take actions" - he got one wholesale done and net around $10K, and this is his first house hack and do Airbnb. I am interested in the Airbnb portion as I am doing it at the moment with my rental properties.

What I am saying is depending on where you at and how experienced you are with RE investments - yours Why? You could do it yourself and "take actions". At the end of the day ... you can learn as much as you can from BP, mentoring, training, etc. But, if you don't take action then it all wasted, regardless you pay for it or not.

Well, one way to do it for "free" is hanging around with local REI, Renatus group, etc. You don't need to pay Renatus $20,000 or join them. Just go to their meeting, rehab field trip, etc. You definitely learn and network with the people in the trenches.

I met two wholesalers today and I told them I can pay for leads that they throw away. A contractor and some other investors that we might able to work together in the future.

Disclaimer, I am not affiliated with Renatus

@Account Closed I have been follow your "STR journey" ... very intrigue! Which inspired me to converted one of my rental and do airbnb in San Diego since Nov 2018. Yes, we are neighbor :)

This is my Airbnb https://www.airbnb.com/rooms/25226835

I still working and fine tune the process and automate the tasks. Your inputs are valuable. I am still looking for a reliable cleaning service.

Is your cleaning service crew need more work? If so, let me know.

@Greg Scott  I am in San Diego. I just fixed up one of my rental and do Airbnb for trying out. If it works then my goal is leasing from the landlord and repeat the cycle. For an incentive to the landlord and as needed basis, I can offer them a % of the profit.

Have you done airbnb? Let networking.

@Dave Van Horn I would love to "killing two birds with one stone" - get a famous Philly Cheese steak sandwich while learning. Well, not necessary in that order :)
