Dustin Heiner at the age of 37, while homeschooling his 4 kids with his wife, did something incredible... he quit his job and "retired"!

He has 30 Single Family Rental Properties across the country, each with their own property management. He only spends an hour a month on the Rental Property Business.

Dustin will share his journey from when he first started investing in 2006, with a $16k house... and how just 10 years later he was able to quit his government job and never have to work again. 

Dustin will share his tips on buying long distance and what to look for in a property management company.

Neil we've been targeting low property tax town next to train stations in easy commuting distances to NYC. Garfield, East Rutherford, Wallington, etc. That being said we stay away form flood zones, and seem to have a knack for finding good deals not listed on the MLS.

When I was 21, I stumbled on the BiggerPockets Podcast and it changed my entire trajectory in life.

I consumed countless episodes and book recommendations and started to learn about this hitherto unknown world of Real Estate Investing.

In 2015, 4 years later, My Wife and I bought our first property, a 4-family home in Garfield, NJ.

When we closed, she was on maternity leave with our then 6-month old...

That quadplex gave us the financial freedom for her to quit her teaching job. We were able to live in one of the units for free, while the gross rents, dollar for dollar replaced her teaching salary.

2 years later, we leveraged the appreciation and hard work we put into our Garfield Quadplex to cash-out-refi and buy our 2nd property, a triplex also in the Northern New Jersey area near NYC.

Yesterday, we closed on our 3rd property, a 4-family in Lyndhurst, NJ.

That’s a total of 11 units, $1.75 M in Real Estate, and $150k in gross annual rents.

All acquired in less than 4-years' time on a single income in the NYC area. Not an impossible feat... but definitely not an easy one... it took an iron will and a shared focused dream of true and lasting freedom.

... but none of this could have been possible without the inception of an idea... a stumbling of critical knowledge found from a podcast all those years ago.

Just wanted to share my story, say thank-you to BiggerPockets, and hopefully inspire other families to stay strong and validate that you can do it too!

Wow thanks for liking this post, now 2 years later.

So an update, the tenants are still with us and even came with us to a marriage retreat weekend! and big news! They just had their first child together, now 4-months old!

 Hey those are my properties! My suggestion if you want cashflow in NNJ is to buy Lower-Property Tax towns (Garfield, East Rutherford, etc.) and buy Triplexes or Quads.

James Masotti has been investing in real estate since 2010 when he converted his primary residence in Wilmington, DE to a rental. Since then James has acquired a total of 15 rental properties, using private lenders, and completed one flip. Currently James is focusing time on improving the operational performance of his portfolio, before increasing his acquisition activity. For more background on James’ real estate investing to this point check out BiggerPockets Podcast Episode 312.

James’ full-time occupation is as a supply chain professional. He currently works for a $1.8B Belgian food company as the US Supply Chain Planning Manager. James has also previously worked in logistics, warehouse operations, supply and demand planning, procurement, and the implementation of software systems for Amazon.com, Campbell Soup Company, Perry Videx, and CSB-System International. James is recognized leader in the supply chain profession having presented at conferences in the United States and South Africa. James has been an active volunteer in the supply chain profession since 2011 and has greatly enjoyed being a regular guest lecturer at several universities on supply chain topics. James currently lives in Washington Township, New Jersey (not to be confused with the Township of Washington) with his wife Kaitlyn, their 8 month old daughter Keira, and dog CJ.

The little bit of free time James manages to find he spends at real estate networking events, with friends, playing board games, and after a 10 year hiatus has recently gotten back into competitive bowling.
