Post: Insurance on biohazard clean up & lost of use

My mom passed away last year late august, decomposed in the house for 2 weeks. I was stationed in Italy till January since then the air circulated through out the house basically spreading bio almost everywhere. My insurance agent told me it was not covered, yet I had bio clean up company called my adjustor and it was covered 100%. At the current moment, house has been gutted, washed down for any remaining bio hazard. HVAC cleaned the vents. Still needs asbestos removed flooring in the kitchen. Now because cost of bio hazard clean up is higher than expected for adjustor. Now telling me to take it out of the bill of bio clean up crew gave to my adjustor for asbestos and reconstruction. The bio clean up told me, no all contractors are done separately under the same claim. I asked about loss of use, telling me I can still use the house having sub flooring. That insurance was in my moms name, not anyone else. Yet Im the damn executor of estate, and paying for the deductable. Im like what the hell? Im living with my grandparents, I cant even live in my own home yet Im paying on it. I need some serious advice on handling this insurance claim. Just seems now the adjustor is fighting putting out the cost is what needed to bring my house back to living condition. If this was car be like just taken off the damaged parts, but still drive it without being fixed. I want to make I get what is owed to me especially when my mom paid for insurance.

   I've posted in the rehabbing threads about fixing up my house for a rental, but I've been thinking on doing Airbnb for the property as well. Treat it like a hotel but a house, I've read articles people making more money doing Airbnb.

  I'm going to be living in the property until I get my degree. I did Airbnb one time in Prague, rented a room for $30 which was good enough for me. I'm talking about a whole house 3 bedroom, 1 bath, 1 garage, deck and even a basement but the property is in Nebraska. There is not much tourism but mainly passing through. I just want to know the pros and cons on Airbnb, or anyone has had any good experience or bad with Airbnb?

 I did some research, I could rip off the laminate on the cabinets and put on Veneer, get rid of that laminate look. Stain the Vaneer, to make it look really nice. Hopefully that is cost effective, just replace all the doors and fix the sliding so the drawers can be functional. Bring it up on a modern look. Has anyone done this before? without replacing all the cabinets.

I got a other quote to have it repainted, $1k. I might as well buy the unfurnished cabinets for for $1,200 with a laminate counter top for $500, I just don't want to replacing the laminate counter every time. I'm really thinking of doing the Vaneer cover over the cabinets since I'm going to turn it into a rental.

I had a topic earlier on rehabbing my kitchen what type of materials to use for flooring, counter tops etc.  If anyone missed the picture of the kitchen I posted it. I have laminate cabinets in my house, they been there since the house has been built. Some of it is peeling off, drawers can't even hold in. I'm getting reality of cost now. I just went to lowes, giving me a quote for furnished cabinets around $3,400 or just basic unfurnished cabinets $1,200. That is just cabinets. Granite tops quoted me for $1,300 including installment. As for laminated tops $500-600. This is DIY myself cost without labor. 

   Since I have so many other projects on my house. I figured can I just rip off the laminate, replace the doors and put some facing to give it a stain, professional look? Put a other counter top on my old one or just paint it really nice? Than burning a hole through my wallet when I'm going to turn into a rental anyways? Judging by the looks of this kitchen, just replace it or reface it?

I just inherited my mother's house, prepping it up for a nice rental but I'll live in it until I get my degree. Then move out, acquire a duplex, live in that then rinse and repeat. Also working on getting my RE license as well. I didn't want to go into debt with college, so joined the army. Now five years later I'm out using the GI 9/11 bill for my college, going for business admin or finance. Even Donald Trump has a degree in economics. You need acquire capital from somewhere, by getting a degree that is worth while will help get you better jobs with higher paying income. 

Also having a degree will just put your resume closer to the top compared to someone without a degree. Even getting a business loan, putting down you have a degree in business for example will help you. Regardless how you look at it, you're taking more seriously with a degree. How I see it is, the game of monopoly, passing GO in real life can be a job or business, then use that money to buy other properties/assets, that will create passive income.

I was debating to use Allure or Title for the bathroom since my house will be rental. Even the kitchen maybe. So you suggest Porcelain tiles?

I'm starting to think it's the digital thermostat being the defective, it's always giving me problems. It is a basic digital thermostat. I set it on schedule of 50 degrees in the house just to keep the pipes from freezing. Then come into the house, it's warm as hell of being 70, one time almost 80, I'm like wtf. I just remember the Heater & AC guys said changer was burned out like turning it off and on. So I have to use the breaker to just shut off the furnace which is getting ridiculous. Only reason I'm turning the heat on in the first place so the pipes won't freeze, even though I shut off the water but didn't drain the pipes since I had to go back to Italy at the time.

I changed out the filter a month ago, ill change it out again. How do I check if it has air leaks? My eletricity bill was insanely high. I suspected my neighbors taking a extension cord stealing my power but there is only one outlet outside at the porch door. The stairs to the porch support is half broken.

I'm in Nebraska, you just made me realize my profile still says Columbus, GA. Lol.  I was in Georgia for 3 years at Ft. Benning. Both states have similar heat but GA has more humidity. At the moment I'm trying to go on budget because I just got out of the military. So get a head load/loss cal? what is Hvac, I heard about Hvac scams. I'm trying to find something on budget for now, durable, won't skyrocket my electric bill and tenants can afford as well.

Apparently I'm having a major Electric furnace problems since my Electric bill in December and January was $657. The worst part, the house is vacant, it is being bio washed, remodeled. at the moment.  The house was built in 1977, so it has original furnace since then.

I got a local heater & ac local guy to drop by, who does rehabbing himself said changers are bad like turning it off and on. Told me since I plan to rent it out, defiantly go Gas which most of the landlords do. Even said the gas company would come out, install a gas line straight to it with no cost(too good to be true) All he does is install the gas meter & new AC unit for $6k. There is a daycare next to my house which has a gas meter. I don't know if he is trying make a buck off of me because I'm new to this.Told him I'll give it some thought, not rushing on any big decisions such as this. 

I keep reading go gas because during winter because the Electric bill will be too high and may have some vacant units. Then my friend who owns actual house in town, equivalent to my size only paid $150/month for electric bill in the winter. He spent like $1k on a new electric furnace, installment was $4k. Even said, more and more people are going Electric, gas is becoming a thing of the past. 

Is it best to just buy a new Electric furnace go with that route or installing gas? I don't know what to decide on this. Just seems electric is far more simple, more likely less costly since it is already electric.
