Post: If this was your kitchen size, how would you remodel it?

It is a small kitchen, just enough room behind me for a dinner table. I read granite is best for long lasting counter tops for renting it out. Really mixed on floor. I mean would you leave the kitchen as is with new flooring or just gut the whole thing for a make over?

What about allure flooring of wood in living room/hall way. I heard Vinyl get torn up easy, especially in kitchen use? I want a floor material that can be long lasting, not replacing every time a new tenant comes in. It is a split house, I'm debating to have stone at the main door when they come in. Kitchen I haven't really decided. I don't know about the Kitchen though?

Recently my mother passed away, insurance is covering the bio hazard clean up, reconstruction of the interior of the property. All the floors will all be replaced, walls repainted. Thing is what floor materials should I request for rental purposes that can be durable and long lasting for ROI. I still have to fix the porch, replace the counter tops, garage door, patio and little outside work. Also for bathroom and kitchen suggestions? I was told renters tear property up, it is best to use hard wooden floors for living/hall ways but I don't know about the kitchen. I plan to live in the house while I go to college, fix it up as I go then move out but keep the house as a rental.

I couldn't find a section on the forum to discuss this issue, but I desperately need advice. My mother had no will and life insurance, only asset she had was the house. One I grew up in all my life. I'm about to be medically discharged out of the military in a few months and have no savings. I'm just in limbo if I'll get severance or medical retirement + ratings. I am paying for the mortgage at the moment, utilities, legal, my bills etc 100% debt to income ratio at the current moment. I'm getting advice on different approaches to this matter. My end goal is acquire the house, mainly because my mom worked half her life for the house and its only thing she had to leave with. As for the house as it stands:

  • $51k owed on mortgage
  • 2% interest rate, adjustable till 2018
  • Houses go for $100k in the neighborhood
  • Hamp incentive($1k applied to principal per year, payments made on time)
  • $12k lien(credit card debt)
  • biohazard clean up, cost ? $2k-5k or less I don't know
  • $20k-30k in fixes
  • starting next year I have to pay property taxes, my mom was disabled.
The house is basically a fixer upper at this point. As for my option 1: I can assume the loan, replace my mom name with mine. Renegotiate the lien on the house. I do have a sister, but she is doesn't   want nothing to do with the house or the debt. I'll go to college, fix the house on my own there and there. I am working with my moms lawyer, tried going to JAGG but all they could do is "advise" me. As for the second option, which someone just told early today and gave a lot of advice. I don't pay anything on the house, because it is my mom's debt. The "debt dies with the dead." The house is in probate, so it's "frozen" it's not going anywhere and foreclosure can take years or months?(which I'm afraid of, because I'm stationed overseas and have family belongings will be seized by the bank). I apply for a guaranteed home loan with the VA, call up habitat for humanity so it can pass inspection, refinance the house, could get the house even cheaper what is owed and maybe a lower interest. I'm just lost what to do or what's the best course of action. I'm paying for a house that is kinda mine but legally my name is not on the title. I have my own bills, that I'm struggling to pay and I'm getting out of the military very soon. Any advice would be appreciative.

Thank you for all your input. I plan to get out, go to college(GI bill), and work a part time job which would be govt. I didn't think of the 2 year stable work requirement, would that be problem? I'm stationed in Italy all I can really do is call a few banks for info. Would disability count towards stability of income to help qualify for VA home loan? I want to get my RE license, and join the local RE clubs that I know of. I'll be in Nebraska area, I know the prices don't fluctuate much. There is Offutt Air Force Base which provides stable rental income like BAH.

If I do purchase a 4 unit, I want to do month to month rent, keep it really simple- don't pay for next month, move out. Live there, play the role as a manager. Only way I could get "landlord experience" is buying a 4 unit. I want access to the MLS, so I can find deals that come to the market. I'm doing TAP as I type this, doing the boots to business class, I'll ask about the RE certification. Paying mortgage payment for a year shouldn't be a problem.

I'll be getting out of the military in 6-8 months from now. I don't know the RE market if its good or bad as for today. I want to use the VA home loan for my first purchase of a investment property later on. Just don't like the idea of buying a property for personal use, and make no money. I read you can use a VA home loan up to a four unit for every vet that occupies one unit for 6 months. Anyone here have used a VA home loan as a investment?

using my phone ATM I'll look when I get back. Its been years since I took the classes. I'm in the army. I figure it can be a side job on the weekends then eventually do wholesaling.

What book material do I need that can help me study for Georgia state exam? I got all required hours in my home state before the joining service. They said it was fine. Ive been wanting to get my RE license for a while now. Thx

Im trying to get connected with REI community. Appearantly there is no REI clubs either that I cant find. Im active duty in the military at the moment. Looking forward meeting any investors in the area.

Im not having any luck finding a REI club around here. Ive searched on Bp and google still nothing. Appreantly everyone goes to atlanta ga for REI meet ups. The one I did find the guy somehow vanished.
