Hello everyone, I am wondering what's the process if an international investor (non- citizen) want to buy properties in the US? Can he buy a house to rent for example and have a property manager take care of work inside the states while his abroad? If yes what's the paperwork required and legal steps?

This is truely amazing, I'm 22 as well and tomorrow is the day I'm going to be on the field viewing property with local investors and learning from them for the FIRST TIME!!!! I'm so excited and hungry and ready for the upcoming challenge!! Good luck to all y'all. LETS DO IT!!

Thank you @Jeff Fields for sharing your point of view. It's actually an interesting perspective. The only thing would stop this idea from happening is that fact that she works in DC and Maryland, while I am in Michigan. So I don't think she knows a team in my area. Do you have any alternatives?

Thank you @Anthony Jenkins for explaining. Yes I'm looking to actually have her as my private lender. What motivates private lenders to fund your deal ? Is just finding a good deal? What kind of strategy I should be looking at if she agrees to be a private lender?

Hello everyone,

I recently found out that one of my close girlfriend's mom is a broker/wholesaler/agent. I got to talk to her on the phone and answer my questions. She was very nice and extremely helpful. She has 25+ years of experience in REI, but in particular she is Pro in fix and flips. I want to know if it's possible to partner up with her especially if she is funding the deal. How can I approach her about this ? And what kind of offers with her I should be looking at? What will be her motive to fund me and be my private lender?

With that being said, I thought I should mention that I'm new and still haven't done any deals. I'm now on the process of doing intell, learning, building relationships, and marketing my first direct mail campaign.

Thank you for clearing out the confusion Mr. @Account Closed. So you are basically saying that I can start wholesaling by just finding a deal and put it under contract and sell it to cash buyers. What about title companies? Do they require a license to close the deal through them?

Thank you @Lucas Machado for your advice. It's true I have a limited budget to invest since I'm a student. I found out I can monthly invest 500$ into starting my wholesale business. Correct me if I'm wrong but that's enough money to start building my marketing strategies and maybe also get some mentoring. To be honest I don't want to dedicate my full time to this, but I'll work on it on my free time. You are right it's not all about the money, money is just one of the motives, but I'll do it because I want to learn and take the most advantage of my time doing something I'd enjoy making it happen.
