Hi beautiful BP community, I have a concern and I was wondering if someone can help and direct me in the right path. Basically I’m 23, an international student on my last year of college. I was able during the last 2 years here to study the RE market and made a lot of networking with awesome people here that are heavily involved in RE, I ended up joining their REA and going to their events and property crawls and simply educating myself about the market so I can start investing. I solved my first challenge towards investing which was finding a private lender obviously because I don’t have any money. I managed to find one from my country also international. He is not in the states, but agreed with him on good and easy terms to start investing, but there was one challenge in the agreement that I’m still struggling to figure out. He was interested if I can make a company LLC or S-CORP that is established here in the states. he didn’t want to work with an individual I understand, he wanted something legitimate. Given my situation as an international student under an F1 visa am not eligible to work under any company, although I’m pretty sure I can own a company and hire people to work under it. Also I’m not very familiar with the process of foreign RE investing. I have to be on the legal side before starting investing and that’s why I’m here. If it helps I plan to flip houses in my market as a start.

so I am planning to start my direct mail campaign soon, I'm thinking of targeting absentee owners, pre-foreclosure and probate. I want to focus at 1 of them at a time. Which one do you suggest me to start with? And do you guys know a good source for lists you guys tried that is cheap and updated? This is going to be my first direct mail campaign. I would appreciate any other help and advice.

@Brandon Battle @Jim Bowser @Kay Khan thank you for your advice, I am sorry I didn't clarify the type of deal I want. I actually want to wholesale it, but if that doesn't work out, I might consider lease to own.

Hello BP folks, I need a help in making an offer as a wholesaler to a seller I had a phone call with. So he basically selling the house for his father who had suffered from tenants giving him hard time. He remodeled the house and it's ready for immediate move in. The house has been listed for over 110 days on zillow. He is asking 56,900$ for it and the ARV of the house is 58000$. It's a 2Br and 1-1/2 bath with 895 sq/ft. Rehab on the house is less than 5k. The house is walking distance to the university and can easily be rented for 1000$. No Liens. How can I approach him?

Hello Smart BP folks, I am very happy to say that I finally took action. I am launching my FIRST wholesale direct mail marketing campaign next week! I'm very excited and optimistic for this upcoming year. Anyways, I wanted an advice on something else popped on my mind lately. I'm 22 years old full time student. I don't have much capital money to purchase a property. I currently pay 530$ monthly rent for an apartment complex. My lease ends July so I have fair time to plan. Let's assume I managed to get private money of 100k what would be the best idea to invest that money with? Is house hacking a good idea in my case? What would you do?
