How to approach this motivated seller?

Hello BP folks, I need a help in making an offer to a seller I had a phone call with. So he basically selling the house for his father who had suffered from tenants giving him hard time. He remodeled the house and it's ready for immediate move in. The house has been listed for over 110 days on zillow. He is asking 56,900$ for it and the ARV of the house is 58000$. It's a 2Br and 1-1/2 bath with 895 sq/ft. Rehab on the house is less than 5k. The house is walking distance to the university and can easily be rented for 1000$. No Liens. How can I approach him?

@Sultan Maawali if he is wanting 56,900 there is really no room to wholesale. You would need to negotiate the deal lower to find a cash buyer.
