Dear Forum,

Is it more profitable to buy a rental apartment, refinance the rental, take HELOC out and buy another rental apt with that money and rinse and repeat?

Or buy several rentals with 20% down each?

I have $120-150k total to invest.

Dear Members,

I have 20 years til retirement and was wondering if the best approach for a prosperous retirement would be to start buying MFH and snowball rent into buying more MFH?

Or:

Buy 3 BR townhomes that will appreciate in 20 years with 20% down?

I would be using 15 year fixed mortgages for both approaches above.

Ultimately, I would like to have have comfortable passive monthly income.

Which approach is more lucrative and safer ?

@Eddie Cottingham thank you for your feedback. This is theoretical but we are planning to buy 4 condos or 1 duplex every year for next 4 years.

Dear Forum members,

Is it more profitable to buy 12 apts each 2 BR and each priced at 100k or 4 duplexes in next 4 years each priced about 400k?

I would be buying and holding as rentals.

I prefer more passive income over appreciation but I read Kris Krohn’s book that said 3 BR homes are more profitable in long run.

Any opinions and knowledge is greatly appreciated.
