Thank you for your feedback. So the apt building is in a nice part of Philly. The townhomes are near Princeton NJ. 

I was told having more doors are better. Not sure why. 

Dear Forum,

Is it more profitable to invest in an apt building with 5-6 doors with 3k monthly passive income or 30 separate units or townhomes with $100 monthly passive/unit which adds up to same 3k. 

Please note the down payment is the same for both examples.

Never retiring. W2 until 75. Buy and hold 1 rental a year next 20 years. Then, focus on flipping/rehabbing and MFH.

I have several ideas:

passive investing in apartment syndication.

And/or buying 1 apt a year with 20% down for 20 years. Or buy 1 duplex every 2 years with 20% down.
