Refinance rental vs buying several rentals with 20% down

Dear Forum,

Is it more profitable to buy a rental apartment, refinance the rental, take HELOC out and buy another rental apt with that money and rinse and repeat?

Or buy several rentals with 20% down each?

I have $120-150k total to invest.

@Sue Zikria hey Sue, why don’t you run the numbers on each option? I’d bet that you’ll likely make more return by investing in multiple properties. You should also look to see if you can find a portfolio lender who will lend to you on multiple properties to make the whole process easier
