Don,

Am analysing the Purchase & Sale Agreement (& no I won't be buying it & yes it's a promissory note) which ask's what the security type is (i.e) if it's a Deed Of Trust, a land contract etc.

@Mike Hartzog is there a website link that confirms Tennessee is a deed of trust state?

Sorry @Bob E. thought my previous postings were obvious.

All I want to know is what is the correct formula to calculate the UPB???

Note is $30k over 240 months at 10%.

Thus far 4 payments of $289.51 per month have been made.

Anyway I think my last post has resolved the issue. 

But If you have more to add plz do so. Thanks.

@Pari Thiagasundaram the topic is UPB not monthly payments. Thanks for the calculator it was helpful.

@Mike Hartzog thankyou for answering a simple question.

This seems to concur:

The Shelby County website has a Warranty Deed (WD) that's registered against the concerned property,  The WD states that the transfer & conveyance is made:

"subject to the Deed Of Trust executed by ...."

Ok looks like that was an error?

According to the calculator it's $29,839.99 @Pari Thiagasundaram

Ok:

Note = $30,000

Term = 240 months

Monthly payments principal only = $125

Number of payments made = 4 

Total $500 

So the UPB is $29,500?????????

So what you're saying is I have to subtract out the interest included in the monthly payments? Which will then = the UPB?
