You will hear how Kevin Roberts has been Wholesaling, Flipping and doing buy and hold investing for over 10 years now, and that’s here in the Bay Area. About the Speaker: Kevin Roberts is a full time real estate investor and licensed real estate broker, based in Walnut Creek, CA. As an agent he worked for Century 21 and Coldwell Banker from 1984 - 1994. In 1994 Kevin became a licensed real estate broker specializing in residential real estate from 1994 - 2007. After helping hundreds of families buy their dream home, Kevin started buying houses as an investor in 2008. He has since purchased over 500 houses and condos in the Bay Area using a variety of methods. He operates his business at a very high level and prides himself as a master in deal structuring. You can dramatically improve your profits just in how you structure your offer. He's also a master in lead conversion, another very important skill that you'll want to learn to master.

Agree with Mitch, in Georgia it is title attorney who closes the transaction. We use Josh Rand and Associates for all our wholesale transactions, they are a local shop and Josh has been terrific for us, check them out.

Hello BP,

Has any rehabbers or retail sellers have experience with offerpad or opendoor. I have a rehabbed property in a good neighborhood and I was trying out few things and was surprised to see the opendoor offer close to the market value.  Can that be true or am I missing something here? Doesn't it make sense to go with them rather than waiting on the market for a retail buyer?

  • The home is perfect for BRRR (buy, rehab, rent, refinance) strategy. Plan on spending 40k to get it rent ready and a bit more if planning on flipping the property. Rentals in the area range from $1200-1500, easily exceeds 1% rule. ARV according to recent comps is $125k.
  • House is vacant. Drive by or stop by!

Real Estate Investment Company is looking for Property Evaluators (No Experience necessary) and driving for dollars for the Atlanta metro area. Must have reliable transportation and access to Smartphone/camera and computer with a high-speed Internet connection.

Job duties include but are not limited to:

- Driving targeted subdivisions with the intent of locating distressed, vacant and/or abandoned properties

- Coordinating appointment to meet with owners/property managers

- Visually inspecting interior and exterior of properties

- Evaluating property for condition including landscaping, exterior paint, roof, kitchen, bathrooms, bedrooms and HVAC

- Taking pictures of property and uploading to Dropbox or sending pictures via email

- Putting lock boxes at properties

Job hours are flexible and vary daily based upon the number of homes inspected. Typical number of homes inspected weekly range from 3-10. 

25-$40 per property

$100 per day or more depending on the numbers of leads generated

5-10% of commission on every close

@Mike B. Ok, atleast good to know that it is common. Still huge costs though.
