No friend, I would not waist money on that list

Change it to this

  • Absentee Owner
  • Last Sale Date > 10 yrs ago
  • It should give you High Equity
  • 2 Bedroom  or plus 
  • Sq.ft. 1500-  

remember there is not list for vacant houses.

Friend look for FSBOs on properties that have first class rehab, that means the investor knows what he or she is doing. work to build a network with them...be persistent soon you get their attention and build long term relationship.

Why I say make sure it is a first class job. because that means they are in business for life and you can find the property info and mail them your info all the time. 

This is what I did in my Realtor Times.

to a possible client of mine?

Sincerely;

Tom Jones,

Realtor

Licence #

and if you are an investor write this.

Dear Mr. & Mrs. Jones,

Would you consider selling your property located at:

XWZ street, in the city of XWZ

to us for a fast sale?

Sincerely,

Tom Jones,

Investor

Tip, Never put "All Cash" because you may want to ask for terms!!!

Oky, now, go through the property and adjust for the repairs if it is more than $4,900 which I assume it is than adjust it....You can see how crucial it is to get the deal at the right price.

I can almost guarantee you will spend $10K so you really need to get this property for the low $90s, 

If not this one, keep on looking, "opportunities are like buses one goes the other one comes."
