Virtual Wholesaling Owner Occupied Properties

I've got a list with the following criteria for the Cleveland, OH area:

  • Owner Occupied
  • Last Sale Date <= 10 yrs ago
  • High Equity
  • 3 Bedroom

This has given me a pretty sizable list.

Is it wise to target owner-occupied properties to start with? I'm trying to figure out the logistics of how I will deal with the owner being in the unit while I try to wholesale the deal remotely. 

I've got a couple of contacts and contractors on the ground who have offered to go to the property.

I'm curious if others are also targetting owner occupied properties, what your pitch is, and how you handle the logistics from afar.
