Ask this question, what do you take cash in your hand if you never have to look back at that house again?

Remember to you it might be an asset to them is a headache (most of the times.)

than ask for terms.

There are plenty of realtors who can do the job. chances are the one that lists is not the one that rents it... I would interview a few and list with one.

leave it alone, and take the positive cash flow and send it to the bank to pay it off in half the time.

Have her contact the bank and go to escrow on a lower price on a short sale.

yes, you can find out when they transferred title. but the challenge is you also have to be able to see if they have not over encumbered the property. to do this, you need to have access to real estate data. Like the ones Realtors have or if you have connection with a title company you can ask for that.

Here is the way I see it,

You need a seller with a lots of equity, so you can get a deal

and also with a lots of motivation, so he can give you a deal.

I have done direct mail for over 20 years with over 2,000,000 - 3,000,000 pieces, I am not just barging. 

First, keep your letter short, 

be specific.

look at this letters.

Dear Mr. & Mrs. Jones,

Would you consider selling your property located at, XYZ street in the city of XYZ to us for "ALL CASH" and "AS IS"?

Sincerely;

Morry Eghbal

here is a tip never, never tell anyone you pay in 3 days, all cash....never, never..

Why? Because I always like to evaluate and see if I can take over someones loan. and If you tell them you pay cash you just shoot yourself in the foot....

Put an ad and wait to see who calls and is aggressive enough to come for a job interview.
