@Adam Rose Welcome to BP! Warning...you may get sucked in and be on here for hours like I do sometimes!! Hahaha. 

Sounds like we have a lot in common; i'm down in Parker, CO and still trying to convince my wife to house hack our basement (not successful yet), but own an RV park in Texas and am GP on two mobile home parks in Colorado. I'm also looking for more opportunities in Colorado and helping others get into the game with conventional lending options on their 1-4 units, and partnerships on commercial property. Anyways, I'd love to connect.

Are there any investors or Realtors on this forum that either own or help investors buy properties to use as short term rentals? I have family in Dallas and Frisco and would like to purchase a "2nd home" to use when visiting family, but then rent out as a short term rental when we aren't using it. I'd love to connect and get some thoughts and advice! Here are a few questions and topics:

1) What is best location for short term rentals in Dallas? I'd most interested in Addison/Plano/Frisco since most of my family is in Frisco.

2) Is it seasonal? Or can you get renters all year long?

3) Are there any good short term prop management companies?

4) Are there any rules from the city and/or certain HOAs that won't allow it, or restrict it? EXAMPLE: do most condos around Dallas not allow short term rentals? Do they allow 30-day rentals for executives? I've heard rumors of Dallas possibly putting in some rules to shut down STRs (kinda like Denver). Is that true?

5) I'm torn between buying a condo/townhome that may be less expensive price point, but has HOA, verse a single family that wil be more expensive, but have extra maintenance and upkeep costs. Would love some thoughts/opinions on this one.

@Justin O'Malley I'd say that's pretty good for a house hack in Denver! Living for $370 per month in a $500k house that you own is pretty awesome actually.

@Thatcher Glode What part of Colorado are you looking to buy? If you are unfamliar with the areas and are also unfamiliar with the buying process and contracts, I'd highly recommend you leverage someone's knowledge and experience to help you buy. Finding properties on Zillow and trying to do it all yourself will cost you more money in the long run. As a buyer, using an agent shouldn't cost you anything anyways - the seller normally pays both sides of the commission. One mistake I made early on in my investing career was that I tried to do everything myself to save a little money and it was a huge mistake. Build a team of professionals that you can leverage and help support your goals; don't go at it alone just to try and save a few bucks! If you'd like some recommendations for some amazing Realtors/Investors that know the market and can help you find killer deals, just let me know. 

@Cooper Raines That's really interesting! I can see how going East is definitely a possibility, as Denver obviously can't grow more to the West. As a military guy, I've definitely seen growth from Buckley AFB in Aurora and know that as military families continue to flock into Buckley and are getting outpriced in Aurora, they are looking East for more affordable and newer homes.
