@Michael Galesky Is this with your personal broker or with the listing agent? If it is the listing agent, go find a different agent to represent you in that capacity. If not, I am surprised the agent is saying that you don't need one, it usually is the requirement of most brokerages to have one.

@Devin Mann I appreciate your enthusiasm, but I am going to highly recommend not taking this avenue to solicit business. In many states, if not all, this is against commission rules. Not to mention unethical. You're best approach is to follow what @Charlie Fitzgerald said. Remind them that you're a Realtor, and that you're passionate about what you do. Don't tell them, coach them, or even allude to terminating their listing agreement. this will backfire and land you in hot water. Just make sure they know you're a Realtor and passionate about your job. Best of luck!

@Beau Ryan, Have you gone and talked to the city about obtaining a conditional use permit or variance? The city is directly impacting your use and value, even though it had been approved of at one point in time. There should be a solution with the city, but as others on this thread have mentioned, make peace with your neighbors and hope that it works out for you.

@Wayne Solum Are the points worth it for the Interest rate reduction? Usually not, especially if it's 1/8 or 1/4 point. Just My opinion

@Dinesh T., you don't have vacancy as a line item in your analysis. One thing that makes multifamily investments a safer bet, is when a SFR is without a renter you have no rent funding the investment. That's not to say that in owning a duplex you won't have a time where you will be without renters in both units, but you have a greater probability that you will at least have income coming from one of the two units. Just a thought

@Kim Pham Are there houses on either side of this particular lot? Do you know the lot dimensions? How much Street frontage? At first glance it sounds like a good deal. I Highly recommend asking if he has any soils reports, surveys and any engineering reports for the property. This will be critical due diligence, that will give you a lot more value to turn to your end buyer.
