Hey Chris, you definitely don't want to short change the inspection process. I would recommend searching for inspectors in your area, not many inspectors are heavy on online reviews, so you need to figure out how detailed/thorough these inspectors are some other way. I suggest, contacting at least three and obtaining mock/past inspection reports. You should be looking for a few things: major home systems check (furnace, plumbing, electrical, water heater, etc), level of detail in recommendations/results, overall professionalism and customer service. When coming to a Seller, many times they will ask for proof of your inspection objections. This is where the level of detail/professionalism plays a crucial role in you getting what you need from the transaction.

Over time, you will build a rapport with your inspector and build trust in their process. For the firm I use in Denver, I know each of their inspectors and can call them at a moment's notice if I have a followup.
