This is a general post about the SPARK development in RiNo. If you're looking to place either 1031 dollars or find a good single family home investment in Denver's core don't over look SPARK. About half of the 20+ units already sold in the building are currently being used as short term rentals and performing VERY well. There's a 1 bedroom on Arapahoe that grossed over $4K last month in short term rent income. They won't likely cash flow through conventional financing but there aren't that many developments (especially new construction) in Denver that allow for short term rental. Many units are still available under $500K. PM me if you're interested in more information. Hopefully this helps someone!

@Jarrett Duncan I'm very late to the party here but the topic is interesting. Realtor to client relationships are built on trust first and foremost. Often as brokers, we are looking for a certain level of loyalty in this relationship that is not often reciprocated by the client if they are an investor because investors are looking for whoever brings them the best deal. That said, brokers who cannot provide this value shouldn't be "hired" in the first place. I could very easily put a dollar value on my per hour service but it would be cost prohibitive to nearly all of my clients and I believe, cause a level of distrust. If you're running into this over and over maybe it's your market that I'm unfamiliar with but I find it hard to think you couldn't find a fantastic broker in your area who does not charge a retainer.

Post: Reminder - 4th of July Week a good time to shop

A reminder to all investors out there actively looking at deals, 4th of July week/weekend is a really great time to make low offers on properties. If you've been eyeing a deal (specifically on MLS) that has already been on market over 7 days, good listing agents know their chances to find a buyer after July 4th drop significantly. If you're submitting an offer for a client or for yourself this week, remind the seller of that!

Post: Ultra Luxury Development or Holding Opportunity (Los Angeles)

This is a wild one coming to me from a good friend and connection in the Los Angeles real estate market (developer). For you or anyone you may know looking to buy and develop or buy and hold for the ultra high net worth individuals in LA this is for you.

Details:

  • 160-acre oceanfront parcel  that can be subdivided into 6 mega lots for ultra luxury development
  • La Cam Rd in Thousand Oaks CA (Brittney Spears and Tom Selleck are neighbors)
  • Major upside on resale
  • The ultimate trophy property investment for sports and entertainment portfolio asset managers.
  • Acquisition of 1 to 6 of these mega 1 to 2-acre ocean view building pads or a bulk sale.
  • One 100-acre ocean/Island view site for the ultra-private equestrian mega estate.
  • A high end/high return builder's project to build 6 ocean view mega mansions with county approval for helicopter pad.

This one is clearly a little different but for the luxury developer, a total dream. $12M purchase price. Contact me for details after signing an NDA.
